Before deciding to sell a house or apartment, it is already necessary to pay several hundred euros to obtain a certain number of mandatory documents. Therefore, the buyer must be provided with several diagnoses and also DPE, energy efficiency diagnostics. The formality, which represents a total cost of several hundred euros … and it won’t get any better: some houses will have to prove their credentials with another document, an energy audit.
What are the necessary documents for the sale of real estate?
Once the decision is made to put your house up for sale, it is necessary to complete several formalities, starting with a certain number of compulsory studies. There are currently two main categories of documents that must be provided to the buyer: DPE, energy performance diagnostics and diagnoses, which cover a wide range of areas: asbestos diagnostics, termite search, lead diagnostics, Carrez law measurements, electricity diagnostics. , gas diagnostics, state of pollution risks. So many elements that an expert listed in the Ministry of Territorial Cohesion’s specialized search engine must analyze.
Whoever says independent expertise says costs. Completion of all these studies thus generates costs for which the owner is responsible in connection with the sale of the old dwelling or the project manager of the new property. In total, this can be several hundred euros. For DPE alone, it takes between € 100 and € 250, according to the Environment and Energy Management Agency (Ademe). At Allodiagnostic.com, the price for an asbestos study, meanwhile, is between € 100 and € 150, while other types of diagnoses start at € 53.55.
An energy audit could cost up to € 1,000
From 1 September 2022, the obligation will be imposed on the owners of accommodation establishments included in the category “thermal screens”, ie properties whose DPE will be published in F, G and further. In order to sell their house or apartment, they will have to have an energy audit … for an amount that can be expected between 800 and 1000 euros, according to Audrey Zermati, Effy’s director of strategy. Laetitia Caron, CEO of pap.fr, remains more optimistic, averaging € 550, which she hopes will fall to € 400 over the next few months. Please note that this energy audit may be partially covered by the MaPrimeRénov support scheme, provided that the eligibility conditions are met and up to a maximum of EUR 500.
As part of a policy to renovate excessive energy consumption, this new diagnosis will have to make an accurate inventory of housing disorders. In addition, the diagnostician will need to design a solution to improve the classification of assets with supporting data to perform the work. The aim may be, for example, to improve Class F or G accommodation to Class B or C. An ambitious bet for which you will have to put your hands in your pockets again. According to the pap.fr website, the price of energy renovation of this type is actually estimated at between 400 and 600 euros per square meter. For a house with an area of 100 m2, it will therefore be necessary to calculate between 40,000 and 60,000 euros in the work budget in order to reach category B or C at DPE.
